Our client:

●A leading real estate conglomerate with a focus in international real estate investments and sponsoring private real estate funds.

●They are in search for an Assistant General Manager for their Finance & Investments team.

●This position will be based in Singapore with international travel to be expected.

●This position is responsible to handle fund management matters in the capacity of portfolio management, origination, structuring and fund-raising activities for real estate funds. At the same time, act as finance strategic business partner to business unit by providing strategic decision support and financial advice related to accounting, tax, funding, cash flow management, business planning and strategy, financial performance management, improvement in financial related work processes with timely reports, analysis and projections.

Main Responsibilities:

Portfolio Management

●Responsible for the origination and capital raising of any new private funds including marketing to potential investors, handling investors’ due diligence on the fund and preparing all relevant fund launch documentation.

●Oversee and handle all portfolio management matters relating to the company’s real estate fund, including fund modelling and other fund administration matters.

●Plan, develop and monitor performance metric system to measure efficiency and effectiveness of portfolio, report progress and address any performance issues with measurable action plans leading to efficient and effective resolution.

●Responsible for portfolio analysis / optimization, performance analysis, documentation, reporting and marketing materials.

●Support compliance of initiatives to internal controls and ensures effective risk management measures are put in place within area of responsibility.

●Liaise and work with various internal teams (Asset Management, Investment & Finance teams) on their asset business plans and also on the underwriting and execution of investments, divestments and development of underlying direct real estate assets.

●Stay abreast of market trends and understand how they impact the property, project and portfolio levels and identify risks and opportunities based on those trends.

Corporate Finance

●Support CEO in deal structuring and related matters

●Responsible for tax planning matters in respect of any acquisitions, divestments and restructuring involving the organisation’s Group of companies

●Responsible for raising bank borrowings and related matters

●Oversee corporate exercises involving the organisation’s Group of companies where required

Finance

●Establishes finance operational strategies and develops organization prospects by studying economic trends and revenue opportunities; projecting acquisition and expansion prospects; analyzing organization operations; identifying opportunities for improvement, cost reduction, and systems enhancement; accumulating capital to fund expansion.

●Oversee, review, and adhere to the budgets for each business department as well as monitor cash flow, accounts, and other financial transactions.

●Develops financial strategies by forecasting capital, facilities, identifying monetary resources; developing action plans.

●Monitors financial performance by measuring and analyzing results, initiating corrective actions and minimizing the impact of variances.

●Reports financial status by developing forecasts, financial results, analyzing variances and developing improvements.

●Ensure that all of the company’s financial practices are in line in statutory regulations and legislation including the annual audit and tax filing

●To handle financial due diligence for proposed acquisitions.

●To liaise with external consultants in respect of structuring new fund to optimize after tax returns to investors.

●Any other duties as and when assigned from time to time.

Required:

●Degree in Finance / Business / Real Estate or equivalent

●At least 10 years of relevant working experience in corporate finance / real estate finance & capital markets / fund raising for a large organisation, investment bank or corporate finance institutions.

●Experience in deal structuring and tax planning

●Good quantitative skills and a foundation in real estate finance and financial analysis.

●Ability to verify project level cash flows and returns, understand the legal and operational structure of a private equity funds to actively contribute to the pipeline of fund set-ups.

●Strong analytical skills, attention to detail and able to perform under pressure to meet tight deadlines.

●Resourceful, independent and innovative.

●Strong communication, written and presentation skills.

●Strong people management and leadership skills
