The Role:
This role carries the duties and responsibilities for running the M&E operation, maintenance and management of the Company’s commercial building.
Main Responsibilities:
Lead a team of executives and technicians to oversee the buildings’ daily operation, ensuring all M&E systems are operating efficiently.
Ensure that all assigned or routine jobs, maintenance, repair and replacement works and services undertaken by the M&E team are carried out properly and on schedule
Conduct checks on installations, troubleshooting, preventive and corrective maintenance work on air-conditioning & mechanical ventilation system, electrical system e.g. power & lighting, fire protection system, building management system, plumbing & sanitary system
Oversee and evaluate all ad-hoc and term contractors including supervising and checking on all maintenance, repair & replacement works, and services they undertake are carried out properly and satisfactorily per the designated work scope. To ensure the work done are in compliance with statutory and EHS requirements
Ability to vet M&E design submitted by tenants for renovation and reinstatement works and advise them on the design criteria; thereafter ensure the works are carried out accordingly to the approved drawing.
Oversee all the M&E term contract and ad-hoc procurement process ensuring it is within budget and according to SOP
Prepare monthly management reports, including maintaining proper records, files of correspondence, contract agreements, documents and materials related to all building repair and term contract works
Ensure all tenants’ feedback and request are attended to within the stipulated timeline by technicians, and any rectification works are carried out promptly without disruption to tenants’ operation
Plan and execute M&E Capex works according to schedule and within the approved budget.
Review existing M&E system design and operating procedures and proposed improvements to system efficiency and operating cost.
Review the roles and responsibilities of the team as and when required and ensure they are briefed accordingly, including providing appropriate guidance.
Any other ad-hoc duties as assigned by superior whenever required..
Requirements:
Degree in Mechanical / Electrical field, or equivalent
At least 5 years of working experience in a similar capacity preferably with experience in Grade A commercial building.
Able to lead a team of 5 to 10 members, which include executives and technicians
